Acorn House Acquisition LLC is a real estate investment company. We purchase residential properties directly from homeowners in Florida, North Carolina, Texas, and other select markets. We are not licensed real estate brokers and do not represent homeowners in agency capacities.

3. No Representation or Agency

Acorn House Acquisition LLC does not act as a real estate agent or broker for sellers. Sellers are encouraged to consult with their own licensed real estate professionals, attorneys, or financial advisors before entering into any agreement.

4. Offers and Transactions

All cash offers are subject to property inspection and evaluation, title review, and market conditions at time of closing. Offers are non-binding until a formal purchase agreement is signed by both parties. All transactions are conducted through licensed title companies.

5. Subject-To Transactions

In certain situations, we may offer to purchase a property "subject to" the existing mortgage. This means we take ownership while the existing mortgage remains in the seller's name. Sellers remain legally responsible for the mortgage until it is paid off or refinanced. We strongly recommend consulting a real estate attorney before entering into any subject-to transaction.

7. Disclaimer of Warranties
