Selling a house is hard enough when you live down the street. When you live in another country, you’re depending on other people to get it done.
The Story
The owner of this Winter Garden house had moved out of the country and hired a realtor to handle the sale. The price was off, and for about 200 days nobody reached out.
We called, proposed an offer, saw the house and signed the agreement. Then, as often happens with an owner overseas, problems came up with the paperwork. Documents had to be signed and notarized abroad and sent back, and some had to be corrected and redone. It took patience, but we worked through every one, and closed in about five weeks.
Selling a Florida House From Abroad: What Helps
- Ask the title company for its requirements early. Documents signed outside the U.S. usually need a notary or a U.S. embassy or consulate, and requirements vary.
- Consider a power of attorney. Some sellers sign a power of attorney so someone in Florida can sign for them. Talk to an attorney about whether that fits you.
- Price for the condition. A vacant house that needs updates won’t sell at the price of a renovated one. If months go by with no calls, the price is telling you something.
- Work with a buyer who doesn’t quit. Paperwork issues are normal across borders. What matters is a buyer who keeps going.
We buy across Central Florida, including Winter Garden, Orlando, Tavares and Davenport.
